Current Opportunities

The Condominium Manager reports directly to both the Board of Directors and the Director of Operations. In this role, they are responsible for overseeing and managing the daily operations of a sizable Condominium Corporation to ensure optimal and efficient management. Additionally, the Condominium Property Manager is tasked with supervising maintenance and repairs for the building. To succeed, they must adeptly handle a range of daily tasks while efficiently managing multiple responsibilities and navigating unforeseen events like emergencies. The ideal candidate will have:
  • General CMRAO License ;
  • 5+ years of residential Condominium management experience;
  • Excellent knowledge of the Condominium Act and other government legislation impacting condominiums;
  • Strong expertise in Physical Building Operation and Maintenance;
  • Good understanding of Accounting and Financial Management;
  • Condominium Administration and Public Relations;
  • Experience in Contract and Human Resources Management;
  • Excellent communication, interpersonal, leadership, time management and organizational skills;
  • Proficiency of MS Word, Excel, Network Setup and Administration.
Condominium Property Manager responsibilities (including but not limited to):
  • Day to day operations of the Corporation;
  • Oversee, establish, and renew contracts for the Condominium Corporation, as needed;
  • Implement preventative maintenance programs;
  • Ensuring compliance with the Declaration, By-laws and Rules of the Corporation;
  • Provide community leadership and guidance to ensure that the needs of unit owners effectively addressed;
  • Provide leadership to each meeting involving the Board of Directors in terms of agenda support and written and oral reports. Summarize the priorities of each board meeting with appropriate follow up;
  • Prepare Property Management Report and package for Board of Directors Meeting;
  • Monitor and report on the monthly financial position of the Condominium Corporation;
  • Ensure timely collection of Common Element Fees from unit owners;
  • Compose and process various documents, reports and correspondence to unit owners, resident/tenants, Board of Directors and Contractors/Service Providers as required;
  • Other duties as assigned.

    The ideal candidate will be responsible for a portfolio of residential /commercial properties, reporting to Senior Property Accountant, will have solid experience with full cycle accounting, be detail oriented, and have strong analytical and communication skills. Also must be deadline-oriented and must possess the ability to manage multiple priorities. Key Responsibilities will include:
    • Prepare Condominium Corporation’s monthly reporting packages (financial statements, bank reconciliations, balance sheet analysis, analysis of variances to budget);
    • Record investment holdings, interest accrual, and update investment schedule;
    • Reconcile reserve fund investments to reserve fund equity;
    • Review the monthly cash position of each client to ensure that surplus cash is being invested where advisable and that cash shortages are reported;
    • Coordinate with accounts payable/revenue accountant/operations to ensure appropriate monthly cut-off procedures are affected for payables and revenues;
    • Monitor and/or calculate chargebacks, including Shared Facilities, commercial components, reciprocal agreements, utilities, etc.;
    • Review the accounting records/transactions and make corrections/adjustments if necessary;
    • Report to the Senior Property Accountant on any abnormalities noticed;
    • Respond to inquiries from senior management and/or board members regarding financial reporting;
    • Assist Condominium managers in the preparation and reviewing of annual budgets and any other financial accounting matters;
    • Preparation of annual year-end audit working papers and liaison with the auditors during the fieldwork period;
    • Ensure preparation of any necessary governing agency filings and returns, as required.
    Knowledge, Skills & Proficiency:
    • University degree in Accounting or Finance, completed CPA designation, or working towards one;
    • Minimum of 3 years of property accounting experience required including full cycle property accounting, financial statement preparation, budgets and year-end reports in the condominium management industry;
    • Ability to communicate effectively, both oral and written; ability to develop and sustain cooperative working relationships, a team player;
    • Ability to work in a flexible hour environment, as some evenings may be required in order to meet deadlines (i.e. year-end, budgets, evening board meetings, etc.);
    • Advanced knowledge of Microsoft Excel and Word is required, experience using Condo Manager Software is considered an asset.

      The Site Administrator is responsible for providing customer service and administrative support to the Condominium Manager, Residents and Board Members. Key Responsibilities will include:
      • Record and update transfer of ownership
      • Prepare and send New Resident Packages
      • Prepare Board meeting packages
      • Maintain current and efficient filing system for correspondence and invoices
      • Compose and process correspondence to Board of Directors and Residents
      • Handle incoming and outgoing mail and couriers
      • Issues work orders, liaises with contractors and suppliers to arrange work or supplies
      • Inform, remind and update residents on condominium rules and regulations
      • Coordinate moves ins/outs, key and access control
      • Handle Board/Resident inquiries, requests and concerns in an efficient and professional manner
      • Collection and follow up on Aged Receivables
      • Process Accounts Payable and Receivables
      • Maintain financial records
      • Assist in preparing Budget and AGM Packages
      Knowledge, Skills & Proficiency:
      • 2 years of condominium administration (preferred) :
      • Secondary School (Preferred)
      • CMRAO – Limited
